Borenius advised UB Nordic Property Fund (AIF) on the sale of a R&D property in Sweden to Emilshus AB

We advised UB Nordic Property Fund (AIF), a fund managed by United Bankers Oyj, on the sale of its wholly-owned real estate company, which holds a R&D property located in Ljungby, Sweden. The buyer is the Swedish listed real estate investment company Emilshus AB. Vinge, a leading Nordic law firm, assisted UB Nordic Property Fund (AIF) on Swedish law aspects of the transaction.

The UB Nordic Property Fund developed the property for Kalmar Solutions in 2017–2018 as part of a sale and leaseback arrangement. The sale price exceeds SEK 240 million, and the annual return on investment for the fund was approximately 13% (IRR). The transaction is a strategic move for United Bankers Oyj, allowing it to optimise its investment portfolio and reallocate resources to other promising opportunities within the Nordic real estate market. This transaction supports United Bankers Oyj’s strategic goal of enhancing its asset management efficiency and strengthening its position in the Nordic commercial real estate sector.
